Responsibilities

Interpret and read detailed construction drawings, including architectural, structural, mechanical, electrical, plumbing, civil, and related disciplines, to develop a clear understanding of project scope.

Review contractor P6 initial baseline construction schedules, identify missing scope, logic, or milestones, analyze the critical path, review cost loading, and provide written technical schedule review comments using LAUSD structured templates.

Review contractor P6 monthly schedule updates and provide written comments documenting milestone slippage, critical path activity slippage, and overall schedule analysis using LAUSD structured templates.

Perform QA/QC on contractor schedule submittals for conformance with contract requirements.

Create Earned Value Curves based on LAUSD EVA template guidelines.

Monitor monthly construction progress, identify problem areas, help address schedule impacts, and look for opportunities to advance the schedule.

Provide and analyze Key Performance Indicators from Primavera P6 schedules and Excel Earned Value Curves, and prepare contract variance reports with root causes, mitigation investigations, and recovery recommendations.

Develop or review suggested preliminary construction schedules based on available plans and specifications.

Perform schedule Time Impact Analysis using Windows Analysis and incorporate contemporaneous and/or forensic schedule parameters in detailed written analyses.

Read contract drawings and understand contract terms and conditions to determine whether work is in or out of scope and whether compensable or non-compensable time extensions have merit.

Communicate effectively with project teams regarding schedule and progress-related issues or concerns during regular schedule meetings.

Update program and master schedules on a regular basis and ensure proper use of program-level standard codes, layouts, and reports to maintain data integrity.

Prepare reports as needed and directed by senior management, visit construction sites, attend meetings as needed, and check contractor monthly schedule progress.

Qualifications

Six (6) years of full-time paid professional experience in construction scheduling for an owner or general contractor, preferably on educational facility or public works projects.

Proficiency in the latest version of Primavera P6, specifically P6 v19, and Microsoft Office Suite.

Bachelor’s degree from a recognized college or university in construction management, engineering, architecture, or a related field.

Alternatively, a bachelor’s degree from a recognized college or university in any course of study, plus an additional two (2) years of construction scheduling experience to compensate for the required education.

Excellent written and verbal communication skills, with superior organizational and planning skills.

Ability to build effective working relationships with project teams and department staff.

Understanding of the theories, principles, and practices of cost engineering, scheduling, and schedule forensics.

Compensation

Salary range: $135,000 to $150,000/yearly (dependent on years of experience, competency, travel requirements)
