Responsibilities
Resolve complex construction project-related issues, disputes, and disagreements.
Develop, assign, and monitor OAR performance relative to assigned construction projects.
Review construction project status and overall progress relative to submitted schedules.
Review change orders from construction projects and assess their impact on the District.
Assist Regional Directors and other Facilities management staff with bid and contract planning.
Assess bid specifications according to District needs and probability of completion within the stated timeline.
Review status and monitor variances in the construction project database relative to scheduling and cost control reporting.
Review and verify applications for payment and perform overall fiscal management of multiple construction projects.
Provide functional direction over schedules, cost control, dispute resolution, contract administration, and quality control.
Review and monitor administration of contracts for architects and related consultants.
Coordinate program activities with District organizational branches and departments, including environmental health and safety, design and A/E technical support, asset management, contract administration, inspection, maintenance and operations, and local districts.
Review and resolve disputes related to construction projects, develop and recommend internal policies and procedures, and perform other related duties as assigned.
Qualifications
Twenty (20) years of full-time paid professional project/construction management experience, including ten (10) of the 20 years managing large programs with projects having construction values of more than $50 million (not cumulative), plus five (5) years of experience in educational facility construction, public works, or large commercial projects, which may include projects outside California.
For the twenty-year experience path, graduation from a recognized college or university with a degree in architecture, engineering, or construction management is required. A Certified Construction Manager (CCM) credential from the Construction Management Association of America (CMAA) may substitute for the education requirement.
Alternatively, twenty-five (25) years of full-time paid professional project/construction management experience, including twenty (20) of the 25 years managing large programs with projects having construction values of more than $50 million (not cumulative), plus five (5) years of experience in educational facility construction, public works, or large commercial projects, which may include projects outside California.
For the twenty-five-year experience path, a degree in architecture, engineering, or construction management and a CCM credential from CMAA are preferred but not required.
Preferred experience includes design-build delivery, Building Information Modeling (BIM), LEED-certified and/or Collaborative for High Performing Schools (CHPS) projects, and Division of the State Architect (DSA) construction/design processes.
Preferred license includes a valid Certificate of Registration as an Architect by the California Architectural Board or Professional Engineer by the California State Board for Professional Engineers and Land Surveyors.
Compensation
Salary range: $175,000 to $185,000/yearly (dependent on years of experience, competency, travel requirements)
