Responsibilities
Manage, oversee, and coordinate all phases of assigned projects, including pre-construction, bid and award, construction, and closeout.
Review pre-construction documents and provide comments to the designer as needed.
Plan, organize, and prepare reports to upper management on project status and progress.
Coordinate with public agencies, District staff, project teams, contractors, architects, engineers, and other stakeholders during pre-construction and construction.
Manage project budget and schedule to meet District standards, monitor the budget monthly, and ensure the budget accurately reflects project status and progress.
Manage daily contractor activities, review construction schedules and submittals, and coordinate responses to Requests for Clarification (RFCs) and related documents.
Review substitution submittals, contractor change order proposals, payment processes, and schedule impacts for compliance with specifications, District requirements, and contract conditions.
Administer Professional Service Agreements between architects and the District and coordinate District delivery of fixtures, furniture, and equipment.
Monitor and manage project closeout, including Division of the State Architect (DSA) certification and financial closeout, and perform other related duties as assigned.
Qualifications
Ten (10) years of full-time paid professional experience in construction and/or project and construction management of commercial and/or public/educational facility construction, including three (3) years with full responsibility for coordinating complex projects valued at more than $10M (not cumulative), plus a bachelor’s degree in architecture, engineering, or construction management. A Certified Construction Manager (CCM) credential may substitute for the education requirement.
Alternatively, fifteen (15) years of full-time paid professional experience in construction and/or project and construction management of commercial and/or public/educational facility construction, including eight (8) years with full responsibility for coordinating complex projects valued at more than $10M (not cumulative). A degree in architecture, engineering, or construction management and a CCM credential are preferred but not required for this option.
Preferred experience includes design-build delivery, Building Information Modeling (BIM), LEED-certified and/or Collaborative for High Performing Schools (CHPS) projects, Division of the State Architect (DSA) construction/design processes, and Safety/OSHA regulations with OSHA 30 minimum.
Preferred licenses and certifications include California Architect registration, California Professional Engineer registration, and/or a Certified Construction Manager (CCM) credential by the Construction Manager Certification Institute (CMCI).
Compensation
Salary range: $140,000 to $160,000/yearly (dependent on years of experience, competency, travel requirements)
