Baltimore Gas and Electric Company Headquarters Office Renovation

McKissack provided design services for the 12th and 13th floor renovations of BGE’s headquarters office located at 110 West Fayette Street in Baltimore. The firm also provided construction management and project management services for the construction phase of the project. BGE has embarked on a renovation program for their headquarters that will transform the 1964 structure into a workplace of ever evolving opportunities and expectations. The realignment of the interior space of the executive conference center (13th floor) and a typical office floor (12th floor) will serve as a prototypical design to be applied to the remaining 12 floors of the headquarters. Included in the scope was the replacement of the exterior glazing and mechanical systems, which will enhance energy savings and daylighting opportunities. The full renovation of the building’s approximately 9,000 SF 13th floor converted the office space into a conference center for meetings and events. The focal point of the project was a state-of-the-art boardroom that seats 30 people and has full teleconferencing capabilities as well as support electronic presentations. Programmed to accommodate executive conferencing functions, this renovation of existing conventional office space creates a flexible adaptable environment that promotes efficient internal and company-wide communication capabilities. The 30-seat conference room includes a large operable glass wall, which enables the prefunction, service wall, and meeting space to become one. Public circulation was organized to equitably maximize daylighting and views of the city’s skyline. Services included furniture, fixtures, and equipment design, construction administration and documentation, LEED certification, and project management. The renovation also included replacement of all the exterior windows and window frames.
